This is a lovely 3 bedroom home, near the town centre and in a good school district. It had been lived in by a lady who took good care of it, however it was also evident that as she had aged, the structural upkeep of the house had become too much. There were damp patches upstairs from leaks through the chimneys, and a wet end wall where roofing felt had deteriorated. The ground floor also suffered from damp issues, some of which weren’t evident behind the dark wood panelling.

As the property had been empty for some time, it qualified for empty homes loan funding from the local council. We were able to get an interest free loan of £15,000 towards the refurbishment works. The application process however, took so long that I wouldn’t go down this route again.
